A lakefront mansion on Winnetka’s Sheridan Road sold for $8.85 million, making it the village’s highest-priced residential transaction of 2026. The off-market deal closed on Thursday, Oct. 1, and involved a buyer whose identity is shielded by a land trust, according to The Real Deal.

The five-bedroom, six-bathroom home at 715 Sheridan Road contains about 6,670 square feet and sits on a 0.82-acre lot near Maple Street Park, the report confirmed. Property records reviewed by The Real Deal list the price at about $8.9 million and identify Adrienne Noorian, also known as Adrienne Blair, as the seller.

Buyer’s identity remains hidden

According to the Chicago Tribune, the buyer used an opaque land trust, which conceals the trust’s beneficiary. The deed’s address points to the Chicago offices of Delaware Street Capital, an alternative investment firm, the Tribune noted. Brokers and legal representatives for both sides did not respond to requests for comment at the time of publication.

The transaction was completed without a public listing. Zillow estimates place the property at nearly 1 acre and suggest the sale represented roughly $1,327 per square foot, The Real Deal reported.

The stone mansion was built around 2000 or 2001 after Babak Noorian acquired the property for $2.9 million in June 2000. Public listing information shows that Adrienne Noorian received the property in 2010, and it remained off the market during her ownership.

Sheridan Road remains a luxury market

The sale surpassed Winnetka’s previous known high for the year, a Tudor mansion that changed hands for $7.8 million, per The Real Deal. Still, it was below several larger North Shore transactions.

A lakefront mansion in Glencoe sold for $17.5 million, the highest reported North Shore purchase of 2026. Further, a Lake Bluff mansion also sold for $10.5 million, according to the Chicago Tribune.

Sheridan Road has produced some of the region’s biggest home sales. Six of the seven highest single-family transactions in 2025 occurred along the corridor between Winnetka and Kenilworth, The Real Deal confirmed. Two Winnetka homes sold for $31.3 million and $32.5 million that year, setting records for Chicago-area residential sales.

The property carried a $176,925 tax bill for the 2025 tax year, according to the Chicago Tribune.
