$8M condo at One Chicago Tower becomes city’s most expensive sale of the year

Chicago’s luxury condo market continued its strong 2026 momentum as a penthouse condo at One Chicago Tower sold for nearly $8M this month. The sale marked the highest price for a home in the city this year.

According to Zillow, the massive 70th-floor suite occupies nearly the entire level, coming in at 6,085 sq. ft., including four bedrooms, five baths, and breathtaking 360-degree views of the city and Lake Michigan from the heart of downtown. The unit also comes equipped with a custom kitchen by Chicago design firm O’Brien-Harris, spa-style shower experiences, and bespoke features.

The building itself is a masterclass in luxury metropolis living. Located at 14 W. Superior St., One Chicago sits within the square block bordered by Chicago and Superior to the North and South, and State and Dearborn to the East and West, giving residents an ideal position at the confluence of River North and the Gold Coast.

Amenities on site live up to the opulence one would expect from such a lofty price point. According to the building's website, one of One Chicago’s biggest selling points is its exclusive partnership with the attached Lifetime Fitness. Residents of the building are each provided a complimentary membership to the gym’s premier Diamond Club, giving access to a resort-style complex that includes eight different pools, saunas, hot tubs, a spa, a state-of-the-art workout facility, and a full-sized basketball court. A wide variety of classes and events are also available through the facility.

On top of the Lifetime membership, One Chicago personally comes equipped with its own indoor golf simulator, a putting green, outdoor barbecue and fire pit spaces, a 3000 sq. ft. dog run, a children's playroom, lounge areas, and more.

At ground level, residents have access to a flagship Whole Foods store and Philz Coffee, along with high-end dining at top-rated restaurants like Petit Pomeroy, The Alston, and Sophia Steak. The location also provides easy access to shopping destinations along Michigan Ave. and short walks to both Ohio and Oak St. beaches.

While the $8M transaction marks the most expensive downtown purchase this year, it registers as only the fourth highest in the broader Chicagoland area for 2026, according to Crain’s Chicago Business. Holding the top three spots are a trio of suburban homes that sold earlier this summer, led by the $17.5M acquisition of a Glencoe Estate, formerly owned by the Pabst Blue Ribbon chairmen. 

The unit also comes in as the second-highest sale at One Chicago Tower since its opening, topped only by an $8.9M sale for a 72nd-floor condo back in early 2025. The real estate listing notes the apartment comes with an eye-watering HOA fee of $7,585 per month.
