City Council has approved proposals for a 53-story apartment complex and a 143-room boutique hotel in Chicago’s West Loop neighborhood.

According to a report by Block Club Chicago, the planned apartment complex at 420 N. May St will become the tallest building west of the Kennedy Expressway upon completion.

Developer Crescent Heights initially designed the building to surpass 60 stories, but reduced the number of floors before introducing it to the Chicago Planning Commission last week. Developers have reportedly maintained its original number of 440 parking spots and 587 apartment units.

Approximately 118 of the units will be affordable in accordance with Chicago’s affordable requirements ordinance, as reported by Block Club.

A boutique hotel will also undergo construction on a nearby plot of land at 1016-1020 Lake Street in the West Loop. The $65 million project aims to obtain LEED Gold certification and produce net zero carbon emissions.

The hotel would be constructed with sustainable materials and include amenities like a wellness center and rooftop lounge. The building will not include onsite parking, reducing traffic in the immediate area around the hotel.
