Hinsdale mansions sell for nearly $7 million each

Two Hinsdale mansions on the same brick-paved street sold in August for nearly $7 million apiece, underscoring a strong market for newer luxury homes near the village’s core, according to The RealDeal. The sales, on East 1st Street just east of downtown, came within days of each other and fell short of Hinsdale’s all-time record, but not by much, the report confirmed.

Two big sales on East 1st Street

The larger home, at 219 East 1st Street, sold Aug. 10 for $6.99 million in cash to an unidentified land trust, the Chicago Tribune reported. According to the same report, the home was built in 2018 by Kenna Builders and designed by architect Richard Olsen, and it was listed for $8 million in an agents-only private network.

The five-bedroom stone mansion has six full bathrooms, two half bathrooms, three fireplaces, a sun room, a private office, a children’s workspace and a walkout lower level with a golf and sports simulator, recreation lounge, fitness studio and indoor swimming pool, according to the outlets. The 0.75-acre property also includes an outdoor lounge and a heated three-car garage, the Chicago Tribune said.

Across the street at 244 East 1st Street, a second mansion sold Aug. 18 for $6.8 million to another unidentified land trust, per The RealDeal. Built in 2022 and first listed at $7.299 million, the five-bedroom home has seven bathrooms, barrel and beam ceilings, stone and limestone walls, a kitchen with custom walnut cabinetry and an adjoining scullery kitchen.

According to the Chicago Tribune, that home sits on a 0.58-acre corner lot with a bluestone patio, built-in fire pit, pool and hot tub. Public records showed the buyer’s total outlay as $7 million, including $200,000 marked as personal property, a label often used for furniture.

Market still trails the record

Both sales came in below Hinsdale’s record home price, set by Information Resources CEO Andrew Appel’s $7.67 million purchase in 2021 of a five-bedroom, 17,581-square-foot mansion, per the Chicago Tribune. The larger East 1st Street home carried a 2025 property tax bill of $86,230, while the smaller one’s tax bill was $73,165.
