$2M waterfront home sale on Lake Shore Drive sets Gary, Indiana real estate record

The Gary, Indiana, real estate market just hit a major milestone as the region registered its first home sale to cross the $2M threshold with the closing of a contemporary lakefront villa on Friday, May 15. 

According to Crain’s Chicago Business, the waterfront property located on Lake Shore Drive in Gary’s affluent Miller Beach neighborhood was built in 2024 and sold for an official final price of $2.1M.

The glossy, contemporary property is a three-story, 2838 sq. ft. home sitting on a 10,000 sq. ft. lot, complete with 4 bedrooms, 3.5 baths, and tri-level balconies overlooking the water. Real estate agent Sam Geraci, who oversaw the property sale, even told Crain’s that on clear days the Chicago skyline is visible from the top deck.

The property also includes a sauna, an outdoor shower, a greenhouse, and a beachside firepit to go along with its modernist interior and appliances.

The sale price of $2.1M was slightly down from the original asking price of $2.5M. However, this still marks an incredible uptick in home prices for Gary, with Miller Beach only recording its first $1M+ homesale around five years ago. The closing represents a 60% increase in record sale price over the previous high-water mark.

Agents and industry experts alike point to the sale as an indicator that the region's real estate market could be on the ascent, particularly in coveted lakefront neighborhoods. The rise of full or partial remote schedules has been noted as a key catalyst behind the spike in home demand across lake-bordering northwest Indiana and Southwest Michigan townships, as the burden for commuting to metropolitan economic hubs decreases.

While much of Northwest Indiana remains industrial, prestigious enclaves such as Miller Beach, Dune Acres, and Beverly Shores are offering a luxury beachfront lifestyle for affordable prices relative to other waterfront villages. Geraci told Homes.com that buyers are flocking to such neighborhoods because they see it as “the best remaining beachfront in the Midwest.” 

Homes.com also reports that the house was built by design firm DeSalvo Florian for a Chicago businessman who had intended it as a family vacation home. Geraci’s only comment on the purchaser of the property was that “they had ties to the Gary area.”
