Chicago’s Jewelers Building is set for a $25 million renovation that will add a rooftop bar, fine dining, and expanded fitness space as owners work to keep the landmark competitive in a changing downtown office market.
The project at 35 E. Wacker Drive was unveiled by Clayco, its development arm CRG, The Prime Group Inc., and TP Management Co. LLC, according to the Chicago Business Journal.
The 40-story building, also known as the Jewelers Building, was bought in 2024 by The Prime Group in a joint venture with CRG. At the time, the property was about 70% occupied, according to the report.

Amenities aimed at tenants
The renovation will expand the fitness and wellness center with high-end equipment, small-group workout studios, locker rooms, infrared saunas and cold plunges, according to the Chicago Business Journal.
The plan also calls for new conference and event space, coworking areas, elevator upgrades and security improvements, as reported by theRebusiness Online.
New food and drink options will include a fine dining restaurant, a rooftop bar and an all-day lobby bar. Construction is expected to begin in 2026, with the restaurant and bar concepts slated to open in 2027, according to the Chicago Business Journal.

“This project exemplifies our approach of acquiring historic properties and thoughtfully refurbishing them for contemporary uses," said Michael Reschke Jr., executive vice president of The Prime Group, in a statement reported by the Chicago Business Journal. “Sitting in the heart of downtown, this building will always be a crown jewel of Chicago's architectural legacy."
The Jewelers Building is one of several downtown properties being updated to attract tenants, including 321 N. Clark, The Bell at 225 W. Randolph and 200 S. Wacker, according to the Chicago Business Journal.
